Buyers and Sellers:

We facilitate the negotiations and escrow process to make it as trouble free as possible for our buyers and sellers. We distinguish ourselves with our years of experience and systematic approach to Marketing and Negotiations. Our 35 step marketing plan, through Dilbeck and Christies Estates, assures that any property we represent gets the most exposure within the first 21days. Using economies of scale, we can produce more marketing at a better price than any brokerage and most major competitors. This gives our clients the most exposure for the least amount of expenditures.
Fix and Flip:
One of our investment strategies is to purchase homes at a discount, remodel/repair them to our high standards and sell them at a profit. This is commonly referred to as “Fix and Flip.” Our team in this department is responsible for the following:
- Perform due diligence in the acquisition of the property
- Oversee remodeling/repair
- Oversee capital leasing, financial and operational performance during the investment hold period
- Execute value-added strategies
- Maintain budget
- Position value-added strategies
Single Family Buy and Hold:
Another of our main investment strategies is to buy and hold positive cash flow properties to generate income from cash flow and eventual appreciation. The Buy and Hold team is responsible for the following:
- Develop and implement a long-term investment strategy for each property
- Oversee rehabilitation
- Market properties for lease
- Manage leasing contracts
- Rent collection
- Credit assessment and background checks
- Property maintenance
Investment Strategies:
We will thoroughly search until we find the best opportunities in real estate for our investors/partners. With more than 100+ years of investing experience, our team will continue to identify properties through numerous sources and put investment strategies to work for a profit. Foreclosures are just one of the focuses of our investment strategies. Given that the inventory of foreclosed homes in California will take several years to sell, we will identify these opportunities in real estate. Other areas of investment are multi-family, probates, bankruptcies, shadow inventory along with standard MLS and Loop Net listings.
